Now that you have wisely invested in an Alpine Village property, why not have your investment pay you dividends in the form of rental income?
Below is information regarding Alpine Village Properties private rental program available to select Alpine Village properties.
A. Alpine Village Properties, a private real estate company, agrees to provide the services of its central office, front desk, reservations, marketing, housekeeping, and accounting departments in order to assume the full responsibilities of a Rental Management Company.
B. Prior to acceptance to the Alpine Village Properties Rental Program, each unit will be inspected for cleanliness, maintenance, and inventory specifications. The Owner agrees to comply with all recommendations for improvements which may be necessary for the Unit to be accepted into the Rental Program.
C. The gross rental revenue collected by Alpine Village Properties from the rental of units will be divided between Alpine Village Properties and the Owner, with Alpine Village Properties receiving 30% and the Owner receiving 70%.
1. Travel Agent/Chamber of Commerce commission: If a travel agent or the Chamber Housing Bureau books a reservation directly, said entity shall receive a commission equal to the industry standard, not to exceed 12%. This commission cost will be shared by Alpine Village Properties and the Owner per the contracted split.
2. Credit Card Commissions: An average credit card fee of 2.5% is charged by credit card companies each time a credit card is used to pay for accommodations. This fee is split between Alpine Village Properties and the Owner per the contracted split.
D. Housekeeping fees are the owner's responsibility, per the Housekeeping Schedule.
E. Alpine Village Properties may offer up to two (2) nights per year at a complimentary or special industry rate for promotional or marketing purposes in order to expose the resort to potential sources of business.
F. Alpine Village Properties will issue Owner income statements and disburse income on a monthly basis, with checks being issued by the twenty-fifth (25th) of the following month.
G. The Owner agrees to maintain the Unit, including furnishings, in rental condition and to maintain a complement of kitchen utensils, glasses, dishes, flatware and other equipment, as specified in the "Inventory List".
H. Alpine Village Properties accepts no responsibility for any loss or damage to the Unit other than to report it to the Owner and to attempt to collect the repair and replacement costs. The Owner is responsible for any repairs or replacements needed that are not covered by the Security Deposit or homeowner's insurance coverage.
I. Alpine Village Properties may terminate this Agreement on 30 days written notice should it determine the Unit to be unacceptable for rental.
J. The Owner may terminate, provided: 1.) a 30 day advanced written notice of termination is given Alpine Village Properties and 2.) existing rental commitments are honored. Alpine Village Properties may terminate at any time with written notice to Owner 30 days in advance of termination.
K. This Agreement is agency-exclusive. Owner may rent Unit on his own but not with another agency, with no compensation due to Alpine Village Properties.
L. Owner agrees to maintain a Full, Unit Membership at the Alpine Club for the duration of the Rental Contract year.
